Sahl Hasheesh-Hurghada

Sahl Hasheesh is a coastal town under construction on the Red Sea coast in Egypt.

Sahl Hasheesh is located on a sheltered bay 20 kilometers south of the city of Hurghada. The name - سهل حشيش in Arabic means "grassy plain" or "green valley" - refers to the golf courses that have been or will be constructed and the many palm trees and other plantings that are planned. Off the coast lies the island of Abu Hasheesh, which is a point of attraction for snorkelers and divers. The overall direction of the construction of this new settlement is in the hands of the developer Egyptian Resorts Company (ERC), a listed company established in 1996 and headquartered in Cairo. ERC owns the exclusive rights to an area of ​​4,059 hectares of desert land with more than eleven kilometers of coastline. The intention is to build an entire city on this extensive site, with hotels, apartments, houses, office buildings, hospitals, schools and also parks, a botanical garden, water features and golf courses. The target is 35,000 hotel rooms and the same number of accommodation units (flats, houses). The intended audience consists of holidaymakers who book a sun and diving holiday and of wealthy buyers (from Egypt and abroad) of a holiday flat or home. In addition, it is also targeting a significant number of permanent residents, who should make Sahl Hasheesh more than just a holiday resort.

ERC is responsible for the general construction and infrastructure: roads and footpaths, electricity and public lighting, desalination plant and drinking water network, sewerage, water treatment station and irrigation, parks and public plantings, ponds and lagoons. A cable car is even provided. The total investment cost for the infrastructure is estimated at 180 million euros. For the rest, ERC does not build itself, but makes plots available to interested companies, such as hotel chains and real estate firms. An example of this is the Pyramisa group, which started building a hotel and various apartment blocks from 2007. To ensure that all this runs smoothly, ERC has organized a competition to design a global master plan. This competition was won in 2008 by the international design firm Wimberly, Allison, Tong & Goo (WATG) from Irvine, California. The final master plan was completed in 2011. This determines the structure of the new city and contains detailed guidelines for anyone who wants to build in Sahl Hasheesh, including the architectural qualities and the procedures to be followed.

The master plan provides for a division of the city into sixteen districts, each of which will have its own character and functions. Currently (2014) only two of these are still under development, namely districts 1 and 2. District 1 is the most extensive and covers almost the entire coastline. It is divided into three sub-districts: 1A (The Headlands), 1B (The Vintage) and 1C (Seaside). Construction has progressed the furthest of these. A coastal boulevard and pier were constructed, several hotels are already in operation, there are apartment blocks and a number of coastal villas are under construction in the most northern part. In the southeast of the site, the development of district 2 started in 2011, which involves the construction of a marina with more than three hundred berths (Sawari Marina) and the construction of hotels and houses. District 2 is being realized by the Egyptian project developer Orascom Development, known for El Gouna and Taba Heights, among others. Completion of this section is scheduled for 2021.

A timing for the development of the other fourteen districts is not yet available. The question is against when this very ambitious project can be fully completed.
